Module Overviews.

  • Meet Wendy Russell and discover how this program will fast-track your career success and save years of trial and error in setting yourself up as a professional buyer's agent. I also share a recap of the WENDYRUSSELL journey and timeline.

  • In Module One, we look at setting up your buyer's agent business as a systemised and process driven agency that runs lean and mean. Specifically, we explore key processes, the legal structure, accounting setup, hiring of staff / contractors, setting up your workspace, website, social handles, the equipment you will need and the tools, programs and subscriptions that are necessary to perform the tasks of a buyer's agent. We unpack the pros and cons of trademarking and how to set your fee/ commission rate strategically.

  • As independent agents, our Personal Brand is what brings clients to our door, and therefore should be the central focus of our marketing effort. Module 2 provides a guided outline on how to setup your brand aesthetically, and in a way that communicates your values as a professional agent. We will also look at brand identity, colours, fonts, professional image and your personal style guide.

  • A-Class clients are the lifeblood of our business and Module 3 will explore ways we can attract them without coming across as pushy or salesy. We explore networking opportunities, strategic partnerships, and marketing avenues that are proven to work for buyer's agents. By the end of Module 3, you will have your Ideal Client Avatar mapped out so you can instantly identify a client who is the right fit.

  • Using scripts, templates and checklists, I take you through my entire Client Onboarding process, including:

    • introduction and explanation of required engagement forms

    • new client administration setup (using trello)

    • new client initial interview + brief meeting

    • buyer brief preparation guide + template

  • I share my Property Search process including how I assess potential properties and the way in which I present the findings to a client. We work through an example Due Diligence Report and cover the following:

    • setup of property searches and house-hunting processes

    • search checklist (how to effectively conduct the search and what to assess)

    • photography + videography tips

    • presenting properties to the client

    • due diligence reporting process (includes example report)

  • How we negotiate is critical to the results we obtain for our clients and the bottom line of our business. In this module, I share property negotiation tips and tactics you can use to show value to your clients and demonstrate your expertise, as well what to do in the lead up to settlement. Specifically, we look at:

    • property purchase negotiation practices

    • contract documentation preparation + management

    • pre-settlement practices including the pre-settlement inspection

  • In real estate, the client experience is everything. Your ability to deliver a result and effortlessly guide a client through the buying journey will determine whether clients return and become raving fans who refer you to their friends and family. Module 7 outlines the way I nurture client relationships so that past clients become repeat clients and loyal referees that leave 5 star reviews.

  • Now it's time to go full circle on the process. Our final module walks you through the entire buying cycle of Patrick and Carmel, my AI generated clients, so you can see the process in motion from the very first touch point of making the enquiry and engaging your services - right through to buying their dream home, and the client care process that follows to create clients for life.
